The average Harlow home reached £313,338 in June, up £5,143 in a year but still £13,576 below its January 2023 peak. Only two Essex areas are further behind.
The average home in Harlow sold for £313,338 in June 2026, according to the official UK House Price Index published by HM Land Registry. That is up £5,143, or 1.7%, over twelve months, and up 0.8% on May.
It is also £13,576 below what the average Harlow home was worth in January 2023, when the figure peaked at £326,914. Three and a half years on, the town has not got that money back.
That is the part the headline percentage hides. Prices in Harlow are rising again, but from a lower base than most of the country, and they are climbing back towards a level the town last saw before mortgage rates jumped.
Harlow is further from its 2023 level than England is
The Land Registry publishes an index alongside the average price, and it is set so that January 2023 equals 100. That makes the recovery easy to compare between places.
Harlow’s June reading is 95.8. England’s is 102.6. In other words, the country as a whole is now 2.6% above where it stood in January 2023, while Harlow is 4.2% below it.
Of the 14 local authority areas in Essex, only two are further behind. Tendring sits at 93.5 and Colchester at 95.3. Every other Essex district has recovered more ground than Harlow has.
Houses up, flats down
The average masks four very different markets. Land Registry breaks the town’s figure down by property type, and in the year to June 2026 they moved apart:

Terraced homes, the commonest type in a new town built to house London families, rose fastest. Flats were the only type to fall, down from £182,016 a year earlier, a drop of £2,395.
That split matters more in Harlow than in most towns. The flat is the entry point to the market here, and the entry point got cheaper while everything above it got dearer. The Land Registry’s separate first-time buyer average for Harlow is £282,773.
Cheap next to the neighbours, and that is the whole story
Harlow is the third cheapest of Essex’s 14 areas, behind only Tendring (£261,717) and Colchester (£298,003). Look across the district boundary and the gap is wider still:

Epping Forest starts at the edge of Harlow’s southern estates. The average home there costs £223,427 more than the average home in Harlow. Three of the four districts that touch Harlow also grew faster than it did over the year.
Harlow did rise faster than Essex as a whole, and faster than the East of England. It grew slightly slower than England.
The May figure we published has been revised down
Land Registry revises its index every month as more sales complete and reach the register. May is the month that moves most, and this time it moved against Harlow.
When May was first published, the average stood at £313,497, and that is the figure on our Harlow house prices page. It has now been restated at £310,831, a cut of £2,666. The annual change for May came down with it, from 1.8% to 1.0%.
The June figure will be revised too. Treat this month’s number as the best current estimate rather than a settled fact.
What it means for you
- UKHPI is a mean average, not a median. A handful of large sales pull it up. It measures the whole district, so it will not match what your street is doing.
- If you are buying, Harlow remains the cheapest way into this corner of the Essex and Hertfordshire border by a wide margin. The £223,427 gap to Epping Forest is the reason people move here, and it has not closed.
- If you own a flat, yours is the only type in the town that is worth less than it was a year ago. If you bought at the top of the market in early 2023, the index says the district as a whole has not recovered that ground yet.
- If you are selling, the figures are two months old by the time they appear and get revised afterwards. Ask an agent what is actually completing.
- To check your own street, the Land Registry publishes every individual sold price, by postcode, in its price paid search. That is real transactions rather than a modelled average.
